Ce diagnostic est obligatoire pour tous les lots de copropri\u00e9t\u00e9 qui sont \u00e0 usage d\u2019habitation ou commercial. Il est obligatoire pour tous les logements. Sa validit\u00e9 est de 10 ans. Il faudra en r\u00e9aliser un nouveau s\u2019il y a eu des travaux importants.<\/p>\n<h2 style=\"text-align: justify;\"><b>Le diagnostic amiante<\/b><\/h2>\n<p style=\"text-align: justify;\">Avant son interdiction en 1997, l\u2019amiante \u00e9tait pr\u00e9sent dans de nombreux mat\u00e9riaux de construction. Ainsi, si le permis de construire de l\u2019immeuble est ant\u00e9rieur au 1er juillet 1997, il est obligatoire d\u2019effectuer un diagnostic d\u2019amiante pour le bien \u00e0 vendre. Si aucune trace d\u2019amiante n\u2019est d\u00e9tect\u00e9e, la dur\u00e9e du diagnostic est illimit\u00e9e. Si de l\u2019amiante a \u00e9t\u00e9 d\u00e9tect\u00e9, un nouveau contr\u00f4le doit \u00eatre effectu\u00e9 dans les 3 ans suivant la remise du diagnostic. De m\u00eame, si le diagnostic date d\u2019avant 2013, il faut le renouveler m\u00eame s\u2019il y avait absence d\u2019amiante.<\/p>\n<h2 style=\"text-align: justify;\"><b>Le diagnostic plomb<\/b><\/h2>\n<p style=\"text-align: justify;\">Certaines peintures murales de b\u00e2timents anciens peuvent contenir du plomb. Par cons\u00e9quent, si le permis de construire du bien date d\u2019avant janvier 1949, il est obligatoire de r\u00e9aliser un Constat de Risque d\u2019Exposition au Plomb (CREP). S\u2019il y a du plomb, le diagnostic est valable 1 an sinon sa dur\u00e9e est illimit\u00e9e.<\/p>\n<h2 style=\"text-align: justify;\"><b>Le diagnostic termites<\/b><\/h2>\n<p style=\"text-align: justify;\">Certaines zones g\u00e9ographiques pr\u00e9sentent plus de risques d\u2019infestation que d\u2019autres. \u00c0 cet \u00e9gard, vous avez obligation de fournir un diagnostic termites \u00e0 l\u2019acqu\u00e9reur si vous vous trouvez dans une zone o\u00f9 un arr\u00eat\u00e9 pr\u00e9fectoral a \u00e9t\u00e9 pris \u00e0 ce sujet. La validit\u00e9 de ce diagnostic est de 6 mois.<\/p>\n<h2 style=\"text-align: justify;\"><b>Le diagnostic ERP<\/b><\/h2>\n<p style=\"text-align: justify;\">L\u2019\u00c9tat risques et pollutions (al\u00e9as naturels, miniers ou technologiques, sismicit\u00e9, potentiel radon et sols pollu\u00e9s) doit \u00eatre effectu\u00e9 si le bien se situe dans une zone concern\u00e9e par un arr\u00eat\u00e9 pr\u00e9fectoral. Sa dur\u00e9e de validit\u00e9 n\u2019est que de 6 mois.<\/p>\n<h2 style=\"text-align: justify;\"><b>Le diagnostic m\u00e9rule<\/b><\/h2>\n<p style=\"text-align: justify;\">Ce document sert \u00e0 informer les acqu\u00e9reurs sur la pr\u00e9sence d\u2019un risque de m\u00e9rule. Il faut l\u2019effectuer si le bien se situe dans une zone d\u00e9limit\u00e9e par un arr\u00eat\u00e9 pr\u00e9fectoral. Pour ces raisons, il convient de faire v\u00e9rifier par un professionnel l\u2019\u00e9tat et le bon fonctionnement de l\u2019installation. La dur\u00e9e de validit\u00e9 de ce diagnostic est de 3 ans.<\/p>\n<h2 style=\"text-align: justify;\"><b>Le diagnostic \u00e9lectrique<\/b><\/h2>\n<p style=\"text-align: justify;\">Ce document relate l\u2019\u00e9tat et la s\u00e9curit\u00e9 des installations. Il est obligatoire si les installations ont plus de 15\u00a0ans. Comme le pr\u00e9c\u00e9dent, ce diagnostic est valable 3 ans.<\/p>\n<h2 style=\"text-align: justify;\"><b>Le diagnostic pour assainissement non collectif<\/b><\/h2>\n<p style=\"text-align: justify;\">Dans le cas o\u00f9 un bien n\u2019est pas reli\u00e9 au r\u00e9seau public, il est \u00e9quip\u00e9 d\u2019une installation individuelle. Avant la vente d\u2019un logement, il faut faire r\u00e9aliser par la commune un contr\u00f4le de ces installations. Vous transmettez ensuite \u00e0 votre acqu\u00e9reur le diagnostic \u00e9tabli \u00e0 cette occasion. Il faut \u00eatre tr\u00e8s rigoureux, car le non-respect des consignes peut entra\u00eener des sanctions.
